115 ACRES OF OCEANFRONT LAND, BALLINA, NORTHERN RIVERS
Location / Area
Empire Vale, just south of Ballina, Northern Rivers, New South Wales
Property Type / Size
A 115 acre (46.5 hectare) property with DA approval for a 5 bedroom home and swimming pool.
This property is extra special and has underground electricity and phone. It also has ample water, ocean views and 2 large sheds with 4 large water storage tanks.
This is the ultimate lifestyle property with rare Pacific Ocean frontage, abundant wildlife and natural beauty.
This property is superbly located just south of Ballina in a quiet and stunning location with 1.25km of beachfront. It fronts Robins Beach and is only separated from the surf by a narrow Crown reserve.
The house hill has been constructed to the approved dune height of 10.8m AHD, and this elevation provides extensive 360 degree ocean and rural views. This would be the most spectacular house site on the east coast of Australia! Ocean views extend north to East Ballina, south to Evans Head and as far as the eye can see to the horizon to the east. To the west the view extends to the ranges. A gravel road has been constructed to reach this level house platform.
Wildlife and Wildlife Ponds
Two of the three approved wildlife ponds have been constructed. Fill was extracted from the northern wildlife pond, and was used to construct the Council owned Moylans Lane access road from the cane pad to the property boundary. The fill extracted from the wildlife pond to the west of the house hill was used to backfill the water tanks, as it had some clay content which was not suitable for the house hill. There are four other natural waterholes on the property which bring in the wildlife.
The king parrots arrive for two months in mid-winter and can be heard chattering in the banksia trees, and many wallabies can be seen throughout the property. The vegetation supports an extensive variety of wildlife from giant 1.5m long goannas and land mullet, to white bellied sea eagles and whistling kites.
The two large sheds have been constructed and provide the catchment for the water storage tanks. Only the largest shed has electricity connected, which includes power points throughout the shed and large overhead lights. A workers restroom/bathroom with shower, toilet, laundry tub and washing machine is constructed on the SE corner of the big shed.
The property is fully fenced with wooden posts and barbed wire fences, and mesh netting is also installed on the eastern boundary. There are many boundary gates, all of which are padlocked making the property secure.
Two effluent disposal areas have been approved by Ballina Shire Council – one to service the cabin and bathroom in the big shed, and the other to service the future house on the hill.
Electricity, Water & Phone
Underground electricity and telephone have been constructed to & within the property. Electricity and water are connected to the cabin and shed and a pressure pump is installed in the big shed which pressurises the line to town water standard. Phone is also connected to the cabin.
The water, electricity and phone lines have junction boxes at the cabin, so these services can be connected to the future house on the hill.
4 x 90,000 litre concrete water tanks (7.5m diameter x 2.7m vertical measurement) collect rainwater from the sheds and cabin roofs and have been backfilled and planted out with native vegetation so they are completely hidden. These tanks are now full with 360,000 litres of stored water.
This is ideal for temporary accommodation.
This is council approved as a temporary residence until the house is build. It is set within the dunes and under the shade of Banksia trees.
This is an extra special property which includes beautiful native vegetation with abundant wildlife.
The hard work getting council approval for building construction is a plus as is the house hill, sheds, water tanks and electricity supply.
This is the perfect lifestyle property for the select few that can afford the very best.
It is really a once in a lifetime opportunity.
